Mumbai's luxury hospitality scene is constantly evolving, but every once in a while, a property arrives that attempts to shift the conversation entirely. That is exactly what Roswyn, a Morgans Originals hotel by Ennismore, hopes to do with its India debut in Mumbai. Located minutes away from Chhatrapati Shivaji Maharaj International Airport, Roswyn is not positioning itself as just another luxury hotel for business travellers passing through the city. Instead, it wants to become a lifestyle-driven space where work, leisure, design, food, wellness, and privacy seamlessly coexist.

Marking Ennismore's first Morgans Originals property in India, Roswyn brings with it the brand's globally recognised philosophy of culturally rooted, deeply personalised hospitality. With just 109 suites, each beginning at 80 sq. m, the property has been imagined less like a conventional hotel and more like what the team calls a “luxury home” in the middle of Mumbai.

“Mumbai doesn't need more overt luxury,” said Rajiv Kapoor, General Manager of Fairmont Mumbai and Roswyn. “It needs places that understand how people actually want to experience the city and respond to that without getting in the way.”

That philosophy becomes immediately evident in the design language of the property. Designed by Paris-based designer Daphné Desjeux, Roswyn draws inspiration from both Mumbai and Paris, weaving together elements of art, storytelling, music, and culture. Kapoor described the hotel as “the story of a lady who has moved from Paris to Mumbai and created her lifestyle home here.”

The property's lobby, complete with dramatic chandeliers, fireplaces, marble detailing, curated art, and intimate seating spaces, has been designed to feel more like an extravagant private residence than a transient hotel space. “We were very clear from the beginning — don't make another hotel, make a lifestyle home,” Kapoor shared during our interaction.

And while Roswyn may be located near Mumbai airport, an area historically associated with quick stopovers rather than destination stays, the hotel is actively trying to change that perception. Kapoor believes the future of luxury hospitality lies in offering guests what Mumbai often struggles to provide: time and space.

“Mumbai is the financial capital of India, but two things are missing here, the luxury of space and the luxury of time,” he said. “We want to save people from spending hours in traffic and instead give them a place where they can work, relax, entertain, and experience the city without feeling rushed.”

That idea has shaped much of Roswyn's offering. Every suite comes equipped with a dedicated office space, lounge area, kitchenette, home bar, and personalised butler-style services. The hotel also offers luxury airport transfers, privacy-focused check-ins, and discreet experiences designed for high-profile guests and business travellers.

“Today's luxury traveller wants privacy and personalisation,” Kapoor explained. “These are hotels made for a few — people who value experiences, comfort, and spaces that feel intuitive.”

The business-meets-lifestyle philosophy extends into The Third Room, one of Roswyn's most distinctive concepts. Spread across 20,000 square feet, the space functions as a premium co-working and members-style business club, complete with private meeting rooms, libraries, networking spaces, and social areas that transition from work mode during the day to cultural programming and social experiences in the evening.

“You land in Mumbai, come straight here, finish your meetings, entertain your guests, and leave — without spending your day travelling across the city,” Kapoor said. “That is the luxury we want to bring.”

Food and beverage, unsurprisingly, also play a central role in Roswyn's identity. Fi'lia, the hotel's Italian restaurant, is rooted in generational cooking and female-led culinary traditions. The restaurant, which already has outposts in cities like Dubai and Miami, revolves around what Kapoor describes as “three generations of cuisine” — grandmother, mother, and daughter recipes coming together through handmade pastas, pizzas, and seasonal dishes.

“In many ways, Italian food is a lot like Indian food,” Kapoor said. “Both cultures celebrate food through family, recipes passed through generations, and long meals shared together.”

Another standout concept is Black Lacquer, a Japanese-inspired listening bar centred around vinyl music culture. Designed as a more intimate alternative to loud nightlife venues, the bar transitions from a relaxed lounge in the early evening to a high-energy social space later at night. Hidden within it is a private speakeasy-style bar meant for smaller, more discreet gatherings.

Beyond its design and dining concepts, Roswyn is also leaning heavily into wellness and longevity-focused hospitality. The property features Blu Xone, described as India's first longevity-focused wellness offering, alongside cryotherapy, hyperbaric oxygen chambers, red-light therapy, and a Technogym-powered fitness centre.

For Kapoor, however, Roswyn's biggest ambition is not simply to impress guests visually, but to create a sense of belonging within one of India's busiest cities.

“We want guests to feel like this is their home in Mumbai,” he said. “A place where they can work, rest, entertain, and truly slow down for a while.”

At a time when lifestyle hospitality is increasingly becoming the future of luxury travel, Roswyn's arrival in Mumbai feels less like a singular hotel launch and more like a statement about where India's hospitality industry is headed next.
